Houses sell ridiculously fast, at or near list price, and people are scrambling to get into the school districts as the larger districts continue to go down hill.We are focusing our energies on Wholesaling at the moment, while we learn as much as we can about this thing called REI.

an effective way to land deals... you need to knock many doors..It depends on where someone is during the distress cycle. if they are just entering it they still think they can rescue and many times they can .Pre 08 an the changing of the laws. we door knocked about 5 days before the actual sale. and most deals were consummated within 24 to 48 hours of trustee sale.. by that time owner realize's they need to take action or they are going to lose house and their equity.It was a scramble. we had courier services that would run cashiers checks up to the main trustee in our market that was Located in Seattle and was on first name basis with the two ladies that ran most of our Oregon foreclosures..

If so, at what cost    3. what paperwork will be needed (plans, insurance cert from builder, etc..)If the agent cant handle the project you may need to look elsewhere and starting that process now is better than scrambling at the end.

From what I can tell one needs to present the lender with a deal before being approved for funding, and i've spoken with my conventional lender and found this to be true with the intention of buying a rental property, but for example my neighbor is in pre foreclosure and i don't know if I'm supposed to be qualified for a certain amount prior to making an offer or if i scramble to find funds after, and has anyone had experience with anchor loans?
