Having looked at comps and the analysis from my mortgage lender and realtor, I KNEW this house was worth more.This was the start of a new adventure and one heck of a crazy ride!!

Sure it's been a decent ride, from file boy to VP, but this ride is getting (has gotten) old.

I will need to convince myself that I can manage the risk/reward properly vs. just vetting a turn key in a good market and letting it ride (if the returns are in the same ballpark, it wouldn't be worth it. 

It's difficult because most times the firms collecting have all their fees riding on you paying this inflated amount.

Its a fun ride!

thanks @Mark Pedroza and @Jay Hinrichs i'll check those out, I do not expect a lightning deal in this hot market, but anything where i can be cash positive and ride it for few years.

If you are interested in a property ride by it between 11 am and 2 pm, You will find out who works and who don't.When interviewing potential tenants by phone I have 15 to  20 questions.

If you are a buy and hold investor, you can ride out almost any storm in the market.
