Remodeled the kitchen, put in new tile, repainted the whole inside, remodeled both bathrooms, and updated light fixtures as well.

I left all the old galvanized piping which works fine, left the electric floor heating system/window ac units, didn’t touch the layout or move any walls, layed waterproof laminate on top of the old floor, repainted the trim/skim coated any gunked up spots on drywall.

There are a few things that need to get done like redoing the driveway, kitchen update, repaint.

Much like I would not require them to repaint exterior trim. 

Removed many overgrown shrubs, repainted, installed new windows and turned it into a nice little rental.

Needless to say, a house like that will also need all new flooring, especially if they had carpet, and will need to be completely repainted.

McKellar's original message (not posted in this thread) commented on a Section 8 tenant that had painted a wall (basically) black thus making it exceptionally difficult to repaint for the next tenant.

My painter would charge his minimum charge to repaint an area that size, which is $55.
