Just pick areas that have the best schools you can afford that will keep you safe.. you go just for cash flow you will end up with Trash flow..

Sure you may pick up one thing here and there but not enough.

I might be a little biased because we started purchasing places around 2009/2010 and we were picking up screaming deals all over the place (3/4 of our portfolio is made up of homes we purchased for ten's of thousands of dollars that are now worth hundreds of thousands). 

I would pick one, probably Airbnb since I now get most of my bookings from them. 

East Bay has more reasonable prices points - I personally would pick a SFH in East Bay over a condo in S.F.
