As a new landlord I would not recommend taking on a rebound case.  

There is a competitive market in Houston but it could be a good time to buy if you are bullish on oils rebound.

But, then as you know the market rebounded with a vengeance.  

Now that prices have rebound I'm having trouble finding anything that could cash flow.

I bought the condo back in 2004 for 130k and this is the highest it has been since the market rebounded.

At some point, a rebound will take anywhere from 10 to 20 years to recover.
