Once you get your systems down, you have a real estate business model that you can take to any market and be still be successful.

@Ryan A ShumakerAppfolio just came out with an investor management system which we are starting to use and it’s simplistic to use and makes the investor process easy as well.

Their system is great and will definitely be good to use as you scale up.

Thank you.You are probably asking how to hack the system, but all the advice to hack a top ranking won't work over time unless you are a very strong operator already.

My city seems to bid the land banks but I’m planning on reaching out to get educated on how the system works. 

They don’t have a multiple bid system.

@Sean KirkThere are turnkey REI opportunities in different markets - markets in the Midwest and Southeast of the country are great - where not only are the purchase prices reasonable for most RE investors, but the homes are turnkey (new builds or completely rehabbed homes, tenant ready, systems 10 years of life remaining on them, property management teams in place) with appreciating home value AND appreciating rent.

So having "voted for this" seems like a weak argument when there's no alternative.And if you want to say third parties are an alternative, with basic game theory you can see that in a first past the post voting system, they are not. 

In my case, I don't have enough units to need all the bells and whistles of a more robust system.

So, you are not improving the effectiveness of the system.
