If you did indeed take care of the mold issue promptly, as soon as it was reported (as it appears that you did) then you will have no worries.

Insure it to the hilt and hope someone promptly burns it down!

I emailed this husband/wife team anyway to find out from husband that they are taking new clients (that was after my 2nd email), and the husband asked me to propose a time in the afternoon, which I promptly did. 

If I see renovation expenses 10% or more outside those numbers, it will prompt me to look very closely at why that is.

I think it's important to follow up on any and all tenant complaints promptly, especially the 'good' ones.
