My local jurisdiction imposes an owner occupancy requirement on JADU's but not ADU's, even in the case of an internal ADU that could be a JADU due to overlapping definitions.ADU's are exempt from rent control and thus fixed term rental contracts are possible. 

I like my tenancies to overlap at least a few days, so I can get stuff out and get the place cleaned, etc.

Plus, the stress of trying to manage a move-out and move-in that may overlap, and deal with problems and vendors and schedules that may not work out - not worth it.

@Michael Clevenger I don't think it is so bad if the appointments overlap a bit.
