Nouveau Riche is the same even though I don’t think it is a true pyramid (not too sure though) they get you interested by advertising “RE investor looking for apprentice: 20,000.00†If you take the ad at face value one would be led to believe the “investor†was going to pay you a salary to help him with his business and teach you the ropes.

Maybe network with local hunting ranches see if you could find an investor to help manage the property, the wildlife, advertising and lodging. 

This really puts things in perspective and helps me what I would need to do if I consider utilizing this strategy.

And will you be utilizing property management firms to help out? 

More like a 101 of taxation: you had a reserve of losses -> it helps when you have profits.And a tax geek addendum:I also do not see a direct link to cost segregation benefits here.

However, an easier option would be to use a bridge loan to help with acquisition and rehab financing if the property needs some work.
