All good answers, but sometimes it is just they haven't managed or established their credit scores yet, or got hit by an unexpected expense like medical bills, that destroyed their credit.  

Also, because my wife is unable to work because of medical issues I would need a brokerage that is okay with me having another full time job until I can replace the income of my full time job.

As a medical student, in a little more than a year, I'll basically get sent to whatever hospital here in the Midwest(most likely not in a "hot" location) that will accept me.

As for the party on the 3rd floor, if they are breaking the lease by having unsanctioned pets, you can move to evict as well.As far as the weed goes, this is becoming a difficult grey area for me, as 'medical marijuana' is legal and getting a card seems to be trivial.

The duplex's I'm looking at are right around the UTMB Medical district in Galveston, TX.
