If the property is stabilized and there isn't a value-add play then what a lot of the other contributors are saying is likely true - buyers may be over paying or it is a competitive marketplace where demand for investments is high and returns are squeezed as a result.

I don't know what the criteria is however but I'd throw it up on CL & in the local Facebook Marketplace and you'll bound to get rid of it for $2.

@Chad Green I was in a similar situation with a fourplex I listed and sold it easily via the Facebook investor groups and the BP marketplace.

Also try Craigslist and Facebook marketplace.

There should be some form of regular interest payments that are similar in frequency and rate to what your brother should expect if he were to go to an unrelated party in the open marketplace.
