They will have software that will tell you what if any licences you need to get into this type of business and they may point you in the right direction for regulations as well. 

It doesn't make sense to get your licence for one transaction.Even more importantly, hiring an experienced broker who knows what they're doing will likely put more money in your pocket anyway!

update: I spent more than $300 :-)I spent almost $600 on a direct mail campaign with Jerry Pucketts Market like a Wholesaler company.I spent $250 on my RE Licence course.

I'l try to help here:Not totally certain and it may vary by state, but I have heard there is usually a waiting period after you get your sales licence before you can start a property management company (doesn't mean you can't self manage your own investments).

You don't need a licence and the risk is HIGH if you don't know what your doing.
