You should negotiate with the landlord that you don't mind taking care of small repair items such as tighten screws, drywall and paint repairs.

It is different than a lease because some of the information may have been agreed to verbally or changed throughout the lease without being put in writing.

One way this can happen is if there were two tenants on the lease - the check should be made out to both of them.
