Hi, I bought a home last year in Lancaster, California.

Very new to creative financing, looked at DSCR loans last year but don't know how to check on the lender for reviews or scams.

Rent rates have increased so quickly over the last few years.

I have invested in real estate casually in the last several years, and am looking to step up my game by learning from those willing to help, and succeeding with real estate. 

But as of the last 6 or so months I seem to be losing direction.

I purchase my 1st multi family in Durham last sept, I was debating between str and long term, I went with str and I am loving it so far. my dec occupancy is Unit one 2b1b: 82%unit 2 studio: 79% So far so good and already thinking of getting another one in 2025 🤤 These are great numbers for this time of year!

My last eviction taught me its easier to work with a problem tenant getting them out versus forcing them out with their feet dragging.

Winter always sees fewer people moving, but a lot of people were transitioning for the last 4-5 years.

I'm in the Harris county market for the last 2 years.

That's kind of what I figured, the last public ballot measure vote to deny rezoning was late 2023.
