With that kind of equity you would be to find a newer, nicely performing Quad in a market that is appreciating. 

Unless you have $5 - 10k MONTHLY to spend on marketing this is what you need to do to have any chance for success with wholesaling.

Networking with local wholesalers and real estate agents who specialize in investment properties can also lead to off-market opportunities.

It's one of the hottest markets in the US right now with so much population growth, job growth, and companies moving/developing here (26B Intel headquarters being built here, 68K+ enrollment in Ohio State University, Amazon, FB, Google, Honda, Nationwide, Anduril, etc.).

The original six month tenant I had extended the lease 9 times and stayed a total of 5 years, paying me about $15k over market rent annually.  

I am looking at possibly investing there again as the Atlanta market is saturated.
