Yeah they run a bunch of meetups in the area and Andrew and Jon Bombaci (also a guest) do a great job and are easy to talk to.

If you can put the right systems in place and the market makes sense, I think it's an easy choice for most investors 

I got a referral one time and I brokered a 5 mil apartment building and made 2%  pretty easy transaction they were in a 1031 and paid cash..

This has been discussed alot on here.Some people seem fine with no cable.I have nice vacation rentals and provide an easy way to watch live sports, news etc.I provide cable channels or you tube TV.In my listings I state up front that I provide cable channels because I'm not cheap that if other people won't provide this what else are they cutting corners on?

The challenge is if you don't have the personal experience, it can be easy for any property manager to take advantage of you.

We need other things too...well, depending on what you are doing.If you are buying a property off the MLS...that's pretty easy.  

@Mad Dendukuri easy solution - tell the tenant you can't afford to do flooring AND put them up somewhere, so deal is off.Either they will be reasonable or show themselves to be greedy and someone you should get rid of.

Not as much money as Airbnb or STRs but less work than STRs and more money than LTRs, and as someone said, if you've already got it furnished, it's an easy transition.Also, anyone interested, might check out "Erin's Guide to Midterm Rentals."
