Not just a little mold on drywall, but usually I see these with a major remediation project so be prepared to gut it and possibly have the mold professionally removed.  

The thing that frustrated me the most on this one is that they don't have another offer, so why not let us get the place appraised and then discuss what it would take to remedy whatever gets called out in the appraisal. 

It has already been a crazy roller coaster ride, one day everything is smooth sailing, the next day we run into a major issue that needs a remedy.

Look through cosmetic problems since you can easily remedy these and other buyers may not bid at all.

My own idea to remedy the issue is to inform the neighbor that I'm trying to make repairs and bring value to our street.

Also, the Crawlspace got mold and needs remediation.

We have a clause in the lease (SFH) that tenants either sign up for lawn care or grass is to be cut no less frequently than every two weeks, and that if we get a notice from the city they have 48 hours to remedy or we will and bill them for the service - and after the second notice we take over lawn care and bill the tenants. 

Bankruptcy is a borrower's remedy that is available when you cannot meet your financial obligations as they come due (ie you owe more than you can repay on a monthly basis). 

This is significantly shorter than a judicial process.The main reason folks like to do seller finance on Land contracts is because of the time to remedy a default.

I know there is at least a small mold problem, would it be of benefit to bring a mold remediator in as well to give me an idea?
