Houses way out in the burbs or in the sticks won’t rent as well or appreciate as fast as those closer to more high-paying jobs. 

If you want to enter that STR market you will need a lot of amenities and theme to keep up so furnishing costs could run 100k with modifications to support getting closer to the top in a tough market if it's not one that someone else was running.In terms of the cash, it gives you leverage on the buy, but I don't think you will like what you see on rates with a DSCR for STR if you only have 3-6 months of activity.

Most lenders want your housing expense to be less than 40% of your monthly income… sometimes closer to 30%… but usually between the two figures.  

Is the grass real?

Even though the rate is good is the property right for your investment strategy and portfolio to move you closer to your goal?  

Don't ever sell unless you have a rock-solid plan to invest in something that produces a better return or moves you closer to your goals.

We got so sick of dealing with weeds and grass we tore out every inch outside and put in artificial turf in both exterior of our houses.
