It was bought through an investment club that my father is a part of.

I've taken over my fathers rental properties and need some insight on some money saving tips on upgrades....

The reason I want to grab this house is because it is literally 5 minutes from my house, its small enough to manage with just me, my partner and my father, and the upgrades it needs are minimal.  

Every house on the road which is about 50 homes are occupied and I am being told by my uneducated opinionated step father that he thinks it is a terrible investment. 

To give you some background Im a residential contractor in southwest florida and I just purchased my first flip with my father...

I also have been learning from several mentors, my father as a residential appraiser and city assessor.

I worked some fix and flips with my father in the mid 90s.

To date we have generated $20M+ from that five hundred without incurring equity or debt.Here is my unsolicited advice and hope I don't sound like your father (not really):Do not barrow a dime.  

I also help property manage with my father who currently has 8 rentals.

It's been the best decision I have ever made as now I work part time for my fathers scrap yard and utilize as much time as possible furthering my investing career.
