@Jay Ragland do you mind sharing the break dow as in purchase price and rehab cost...it would be nice to see the before and after image...I can imagine you have put on lot of work in it...looks fantastic.

Hello everyone i just got a call form a seller he's trying to sell his house 5br 3bt 2,550sqft fully rehabed looking fantastic everthing new from customtiles to appliance,He told me he's trying to get out of paying mortgage so he'swilling to sell at a lower price that he had it on the market for which is $238.900Dont know what to do or where to go since i still haven't done my first deal yet..

In either case, it is indeed a fantastic deal!!

If you're getting a fantastic deal, then a wet basement that was unfinished anyway is not that big of a deal; especially if you're going to renovate anyway. 

Location:Kansas City, MOThe price to rent ratio seems fantastic in this region.
