More rental income than a long term rental (LTR) but less than a short term rental (STR) property.One thing to keep in mind is you are responsible for furnishing and maintaining the property and you might also be responsible for utilities. 

Current lease agreement says tenants will cover utilities. 

You will not get all of the liens confirmed - there can be HOA liens, tax liens, utility liens, anything.

I have read this forum extensively, ever since I have registered 6 years ago.

My question is, if this is not the best market to utilize that strategy, what strategies are you finding the most succuss with?   

I have extensive experience with SEC 8.

But really like others are saying to get affordable housing you need to utilize land/lands that already have infrastructure in place and systems that can handle the water and sewer and storm.. so density bonus's are what is needed .
