We recently visited Keene, NH where I spent 4 years while attending college, and it's really caught our interest.  

For single investors it is simple, for those with spouses/Gfs it can get a little more tricky as often the spouse/GF is not too keen on living in a duplex in a so so area or during rehab.

Investor clients are usually very keen on learning and happy to do that; which is what I enjoy. 

However, the issues are as follows:- my brother is not so keen on living in our grandparents' house and living in the same bedroom.

Use debt to pay those off while leaving the maximum leverage on the properties you're not so keen about. 

Then again, the tenancy might be able to be saved with tenant retraining and keen property management.

I believe my best recourse at this point is to see if the seller is willing to complete demo and I’ll add the cost to the purchase price but if I was him I wouldn’t be keen on that.

You will develop a keen sense of value and what’s a smoking deal the more homes you tour and analyze .

I would be keen for recommendations of a better Property management company and or a broker to sell the property for me once remediated.
