Consider some worst case scenarios, like if the renter ditched or if something unforeseen happens and need major repairs, if you can handle those scenario and make it work I would say go for it.

I was just reading yesterday that as far as fatalities and injuries on construction jobs, Roofers are #1, I think followed by concrete workers that are injured when ditches aren't shored up and they have a cave in.

If it happens again, ditch him and find another contractor.Honestly, I'm more worried about vandals/thieves breaking in and stealing things than the contractor.

Generally when people turn like that and start going crazy and making threats that "you better do the deal or else", it's a scam and this is their last ditch effort to get your money.

I would call them c+ units (thats a guess, I dont know how you guys figure that rating, i've looked).One big issue, they backup to a large drainage ditch, they flood.
