If skipping a few cups of coffee means you've added only 1% to your investable reserves and you've distracted yourself from getting a greater return on your investable capital, well that seems a poor choice.   

Basically its putting something in the contract that would mislead/distract the sell from a more relevant/important issue.The example in the book was lowering the purchase price offering to dispose of your priceless china (I know the example is a bit over the top, but from my understanding he was just trying to make a point)To me this sounds really off putting - and would do the opposite of helping you get an accepted offer.So I want to know:1.

Even local investments can be challenging up front and getting distracted by the day to day can slow your next acquisition.

They are more like first time home buyers: easily distracted by shiny objects and pretty things. 

But even then, even if you win, a lawsuit can be very distracting.

I get easily distracted and pulled to other projects.  

I know nothing about this lol I intentionally keep my focus in a very small area that I want to invest in and I don't get distracted by much else.
