This type of disruption with neighbors, guest they have, is thier doing and you need to enforce compliance.I would non-renew and make sure you let section 8 know your not renewing their lease when you do that.Crime Free / Drug Free Addendum is a great tool to help control what goes on for a owners property.You might also get copies of police reports for incidents on your property to back up the disruptions. 

Instead of 2000 people calling Hays and overwhelming them, all the concerns and questions should be raised here in this forum and one person should address them with hays and post the feedback here - that way, Hays has to deal with only one or two calls which Hays should be able to handle without disrupting their workload.

And those good booksellers aren't all gone, but Amazon sure as hell changed their business model.Technological change is disruptive.
