I have purchased my first home already!

I've definitely made some mistakes here but I'm going to be very candid with the info on the deal, so please go easy on me haha.My brother and I purchased a property on a large lot in Culver City CA in 2020 that was essentially a tear down. 

Purchase price: $245,000 Cash invested: $80,000 I served as the buyer's agent acquiring this property.

I recently purchased a property in Fulton County.

If it's a fixer upper you would account for the rehab and purchase price then compare against the ARV.

Hi Troy congrats on your purchase, which it seems you purchased at a forelcousre auction.

I would appreciate any advice on anything I may be missing with putting this together or should neogotiate before finanlizing.Negotiated so far:Property: 9 Unit - 7 Apartments + 2 Commercial Garages (4 unit apt building + 3 unit apt building w/ commercial garage attached + standalone commercial garage on same lot)Background/Why owner is selling: A seasoned builder of 50 years, the owner purchased the property in the 1970s for around $8,000.00, later developing three apartments and two commercial structures.
