If you were bidding on a property that went to $101,000 and you only had $5,000 on deposit, you would not be able to bid the $101,000 - you would be "out" due to lack of funds.If you won the auction for $100,000 - the $95,000 balance is due the next day, in certified funds, at the court clerk's office.  

One unit (1700 sq ft.) is currently leased as a commercial office.

The first loan officer offered a 7.8 on a DSCR, but the builder is able to do a 5.8 with mentioned incentives. 

I moved out of Unit 1 last August to move into another rental unit closer to my fiancee's office.

The county I am in has all the assessor information online but depending on your county you may need to go in person to the office to request the info.
