Intercoms with the door buzzer thingy.Especially for young people because:A) - they hate to go out and buy stuff they prefer it all arrives at their door in a big brown truckandB) when their stuff does arrive in the big brown truck they hate just a much having to answer the door or go down the stairs to let the guy in and to retrieve their stuff.They basically want to be able to order bubble bath from their bath and have it delivered right to them there in the tub.Adding the intercom/buzzer system if not already there does justify an nice rent bump come renewel time.

Make sure you put the contingencies on the sale contract that will let you either renegotiate or back out of the contract if you have to.Also when you put the house under contract, make sure you deliver the contract to a title company or attorney, with the earnest deposit, in order to show that you have a viable and executed sale contract.

I don't like cutting corners and want to deliver a solid home as we all do but it is an old home, my inspector missed the pit and the plumber I am currently working with initially missed the pit too, when I pointed it out he found out that the whole plumbing system was toward the end of its life.

Hi Brie, Some things I always recommend are to walk the tenant to their vehicle after you show the property or hand deliver a lease to their current rental to have a better idea of their cleanliness and how they treat their personal property.
