Repair what needs to be repaired , do a deep clean and paint .

Not sure if that will give you some breathing room to move things around to reduce the $64k balance?

because that makes you a related party to the LLC.You're at the deep end of the pool.

I agree with the other responses- lending isn't a great place to start- it's complicated, risky and requires deep market knowledge to not be taken advantage of.
