It is a shame that there are criminals and scammers out there, especially in the real estate and investment fund world so you really need to do your homework.I also like the statements implying the importance of checking backgrounds and history on anyone you intend to invest with.

She acknowledges that her credit is not great, due to a history with a former partner, but she makes sufficient income and is willing to put down more as a deposit. 

I agree with the previous reply about leveraging only people with a history of successful deals.

Would it be under the business tax id number which would be brand new (so no history yet) or would it be through me personally through my own credit report/history?

Many times experience of the buyer, credit history and reserves in addition to what income the property can produce will factor in how the lender will structure the loan.

Verify their references, income, and rental history to be sure they will be dependable tenants.
