I have flipped four houses to date and typically look for properties that guarantee a healthy margin.

This process usually takes me about a week and then the move-in date varies from about 1 week usually to the end of the month.

Guess I'm too optimistic of a fellow. ;-)I kept hearing about them chasing the “low hanging fruit”.

That means I have a court date within 30-40 days of the rent being late, I win the case, and the tenant is out within 48 hours, minimizing losses to the owner.I recommend you consider educating yourself on what a good PM does, then consider moving your rentals to someone else.

That doesn't mean date the rate, marry the house like the goofballs would say on here.
