Nathan mentioned using a syndication site to push your listing to multiple sites at one time which is also something that I recommend in order to expose your property to as many sites as possible.Some things to consider to maximize the efficiency and giving a perspective resident a great experience from the beginning to having a scheduling link available in your description for specific days and times that you can show the property so that you can capture your leads wanting to tour the property without them having to wait for a response from you and scheduling a one off time.I would recommend investigating in having professional photography taken if you are leasing in a market that has a lot of competition since your photos will have your property stand out and drive traffic.Good luck!

Another, scarier story I have is from when my business partner at the time and I were touring a house that'd been vacant and on the market for a few years, deep in the back woods of Vershire VT, real middle of nowhere town that has fewer residents now than way back in the 18th century.

Disclaimer: I'm probably biased because I've lived in Indianapolis for the last 5 years :)If you're set on BRRRR, I'd recommend higher-quality neighborhoods in suburbs of Indy like Zionsville, Carmel, Fishers, Noblesville -- they tend to attract higher-quality residents have less crime, and have less surprises than some of the 60-100 yr old homes inside the I-465 loop.

Take advantage of the need to get new residents more frequently than an LTR by experimenting right after you've filled a listing: change up the description on your platforms, try a new platform, raise the proposed rents, or practice reaching out to those "bad leads" of FF.
