Second least expensive, run another sewer line outside of the house, use a trench machine and concrete cutter from home depot or some sort, it may only have one or two baths, so it should run only around 5k, permits need to be pulled and drawn, use ABS if possible.

Turns out some renters dont want to live in cookie cutter apartments, and will pay almost as much for my units without the amenities.I also google for info on market rent trendsAfter all that,I make the best educated guess for each unit/location that I canMore detailed data would be very helpful.So far, my units have always rented for asking within a month, except units that entered the market in the winter, which rented when I dropped the price by $25/month.

And not to toot my own horn, but from my evidence it sounds like it mostly happened to people with really nice listings while a lot of the cookie cutter grandma cabins are still crickets.

If the cabins you build are cookie cutter, non-mountain view cabins then there would be some risks there in my opinion.  

Are they coming back to me with solutions that help me achieve what I'm looking for, or are they just trying to pigeonhole me into some cookie-cutter solution and basically saying that if I'm to get a loan with them, this is the box I need to fit in? 

Now a conventional investor would say this is probably way too much cash to lay out - the things here which are personally important to me are a low-risk area (fully come up), a desirable neighborhood to live in, and a unique building that isn't cookie cutter chicago 2 flat with tiny bedrooms.  

I find those condos and houses inside the Camelback developments downright ugly, along with being cookie-cutter.

You could pay 30- 40 grand if you needed a new system.2) Since we don't have many "cookie cutter " communities how can I REALLY arrive at value if there are not many similar properties?
