So to remedy all of this I charged tenant $1,000 fee for the pets ($500 per pet as stated in lease) charged tenant late fees for every month tenant didn’t pay rent in full and NSF fees for when rent didn’t go through.... charged tenant fees for bringing in another adult without my consent and finally told tenant twice that if they feel I am not holding up to my part of the lease then they need to pay rent to the judge and let the judge decide.

I suspect that he gave consent to have a party, which is why he stayed in his room, but did not realize that things were out of control until it was too late.
