I'm going to be painting the walls and ceilings next, but I am unsure what to do with the trim and doors.

A contractor has quoted $7K worth of work to move the water heater, relocate the hook ups, remove and replace walls etc in order to allow for a conventional 2 machine setup. 

After writing a book on multifamily and then banging my head against the wall for years trying to find apartments that made sense, in frustration, my firm transitioned to start investing in SS and MH parks.

Granite also does, although the lighter colored granites have stained in some of my tougher C class rentals.

Anytime you see discoloration on your walls, floors or ceiling it is a signal to address MOISTURE issues.

This is how Wall Street brainwashes us to constantly throw money into a 401k instead of investing in income producing real assets.
