What other items am I missing?

We'd like to purchase another property but are not sure how to capture some of the equity we have in the current property to start making offers.

You'll also need storage space for cleaning supplies, change of linens and towels and small miscellaneous items like a first aid kit, extra batteries, flashlights, broom, vacuum, etc.

I need it just often enough to send or receive items from vendors or local govt's to want the convenience of using it from my home, hotel room, or office.  

I dont think you can call it totally passive if someone does that they are probably going to make a mistake you need to work the loans and put time into them to ensure all the safety items you mentioned.2.
