Its always been illegal from the state regulators view it violates the Real estate sales laws of brokering RE with no license.. the definition of brokering RE is to bring two parties together for compensation exactly what wholesalers do.. but without a valid license or listing agreement. 

I am confused here @Julie Peak.Not only are you presenting yourself as a real estate agent in-market, but a real estate Broker.

DSCR is not the all-purpose solution that the all-I-have-is-a-hammer-so-everything-looks-like-a-nail-to-me brokers want you to consider.

If you're marketing the property, then you are acting as a broker without a license. 

The reality is, rising property taxes, maintenance costs, increase insurance premiums (I'm a broker so don't get me started here), an HOA assessment or annual increase, etc, etc, etc.

I currently invest exclusively in Ohio, but I'm beginning to receive enticing leads from commercial brokers located outside the state.
