You might want to set up a dedicated email or phone number for tenants to reach you or your property manager.Set up a system for tracking income and expenses related to the property.

You don't think they are hiring geniuses to work the phones over there do you?

If you are just picking up "deals" hoping someone will pay a premium in a struggling market, then it will be tough for anyone to sell. no matter how many lists, emails, or phone calls you make. 

For someone who does this part time working off your cell phone with a high volume of receipts and partners on some investments, I think there are better option.

Actually, it's been 14 written request and probably the same number of phone calls trying to get it. 

I believe I have never communicated with Jonathan in person (PM, text, email, phone, etc).
