WRONG.Even if a keyword consistently brings in leads—whether they are distressed sellers or retail buyers—there’s still one crucial thing you need to check at the end of the day:HOW MANY CONTRACTS DID YOU GET FROM THAT KEYWORD?

For example incase iIf you identify an asset in the market that already has a realtor representation on both the buyer and seller side, do you reserve the right to proceed with the deal independently, or do you have to bring in your realtor? 

So it more than just price at purchase its all the costs.. and MTR bring in double or more normal rent.

@Mohammed Rahman brings up one good point. 

. - You could own and operate those yourself and just hire great management or bring in a management company. 

It is expected to bring 750k. 

Sorry not an expert in the padsplit model but did you analyze what it would bring in as a whole home rental? 

I can check it out and give you some feedback on how to bring occupancy rate or ADR up or if the move would be to go a different direction based on the data. 

He was not allowed to bring a live in girlfriend without my approval but I read previous topics on this situation and most said to leave it alone or add her to the lease.  

If you’re still unsure about dual agency, you could consider bringing in another agent to represent you, but if you trust this guy and the numbers work, it could still be a good move.
