Many times in the body of a Real Estate Purchase Contract it will say that the buyer can use the closing costs for closing costs and/or prepaids, points, and any other costs.  

For private utilities you even have to show the state what your "run" costs are to establish your service charges as you would technically become a utility provider.I would expect Florida has an equivalent body with the same authority and guidance.

So, I am putting this SFH on the market due to personal reasons and was stressing and wondering how the tenants would react... 2.5 months left on the lease and they moved in 3.5 months ago..

It's tenants that react like this that add some fun to being a landlord assuming of course you know what you are doing and are fully prepared for court.Make sure you document everything.

Then take the time to really listen and watch their body language.

I would be more than willing to pay him much more than that to run the properties but he really wants to step back, and his body is breaking down from so many years of physical labor.

I do use property managers so maybe I should put a little pressure on them this year to get that rent up.I understand what you mean about flipping being tough on the body.
