When the bank started underwriting the deal (August 15th), interest rates looked like this: 1st position @ 2.9% (5yr CMT yeild) + 3.75% = 6.65% & 2nd position @ 4.99% for a blended rate of ~6% on the deal.

The convenience and price of the 'bed in a box' brands is certainly appealing and actually sort of easy to put into your pro forma as you can just assume you will need a new one every 3-5 years probably and just blend it into your op ex budget.
