The second report is if I remodel the 3rd and 4th floors to be apartments and rent them out at a conservative market rent.

I do have a background in building and remodeling so there is a chance that if we get far enough into this and can generate enough income, I may do this full time.

There are a lot of newer MFH developments going in and owners of older buildings are remodeling, I think this is cutting into the SFH market.  

Game Plan: find a property that needs a roof, bath and kitchen remodel, and landscaping.

I have 2 buyers who liked a remodel I already have under contract.

We bought our first rental property in March of 2015 and it needed some rehab work that we did ourselves (siding, window replacement, kitchen remodel, refinished hardwoods) and finally had it ready to rent out in July of 2015.

My father has been in the remodeling business my whole life and flipping houses has been a topic of most conversation recently.

My plan is to put as little down as possible on a quadplex while also getting the allowance for remodeling efforts.
