With a loan of say 350k, and paying property management, it should still provide net profit of about 4k to 7k a year in year 2.

I only invest in A and  B areas  that usually makes renting some what easy .Having rentals loaned out to the wazoo can cause a lot of stress on owners to rent out immediately  .If the market softens up winter etc...

There are not issues with giving funds, but you have to define how they are given - are they a gift, a loan etc...
