My problem i is my market is super expensive if I stay in the nyc area and I don’t have the confidence since I don’t have any actual experience to invest out of state do you guys think paying off my mortgage would be more beneficial than looking for more rentals .

From what I've seen in this area right now, it seems like you'd have a hard time paying market LTR rents and making a good spread. 

I am in the Memphis Market as well. 

The Latest OTM episode calls out some markets that I've been hearing about for a while, ie Dallas, but one specifically that caught my ear....

@Sean Spagnola - I always like to have photos of recent comps in my back pocket to help with the design of a BRRRR to ensure that the finishes are similar/same to the market. 

What is the average spread in the market(s) you are in for flips?

For example,  if no one else bids on the property or it stays on the market longer than the bid window and they do not accept an offer?
