See the Zillow link for the property below; interior is only 2,000 sq. ft not 2,556 (2,556 includes the garage)https://www.zillow.com/homedetails/600-N-13th-Ave-...Work for this house would include turning it into a 3/3 while leaving the existing 2 car garage, 3 brand new bathrooms, remove the wall separating the kitchen from family room, refinish and/or replace kitchen cabinets (countertops will be reused), replace all exterior doors and windows with new impact glass, new HVAC system with duct work, minor electrical (high hats, new fixtures, inspection repairs), paint, new casing/baseboard, and maybe new interior doors.

Since you're out of town and cant drive by the property then I'll ask if you want to make an offer "subject-to interior inspection" if you decline then thats where this transaction ends and I wait until you find another one you like.

As @Mike McCarthy said, any fixes from the interior are really just a band-aid on the problem and water will definitely still find its way into the building.

I asked why none in 2016, 2017, and 2018 and was replied the following from the PM ,"The interior paint would fall under normal “wear & tear” and the tenant would not be responsible ...

Again, sorry to go against conventional wisdom but if you have not, flip a few houses before you try to turn around a 20 unit apartment.Second, do some interiors (how many depends on your strategy).

To get into context, this quad isn't on the market, but the owner did try to sell it before, previous "buyers" backed off after inspection.Originally it was built the 1890, the interior of the building is actually very clean (I was very surprised), the issue is with the foundation.
