It may be that in reality, (and just picking numbers out of thin air here) that $1000 CFK PLUS a decent amount of help/motivation/gentle prodding, etc may be equal to or greater value to the tenant than say $3000 CFK and no help/assistance, etc.

Personally I would not pay that amount as there are plenty of contracts you can find for free on the internet and massage them to fit your needs.

And how can I structure deal correctly...F.Y.I im still in process of building buyers list...so be gentle here... :)

I almost always have to set boundaries on what I will/will not do, but it's usually pretty gentle and they quickly get it.
