i agree with some of the other members by taking pictures and a video at lease signing and possibly doing periodic inspections. whenever i send my electrician, plumber, exterminator, etc, i ask them 'how did the unit look'?

Does anyone know of a great electrician who has experience replacing knob and tube?  

I've seen a few who keep a full time licensed plumber or electrician on hand, but that's pretty rare.In a properly run job, especially a large one, pretty much everyone on the job is a specialist.

Well, he didn’t, and so we had to call an electrician to tie a couple of loose-ends at the very end so that we could list the house.

Was able to speak with an experience MA electrician and he told us 25 to 30K is much more appropriate to rewire a house this size (and this age) which we are still comfortable with.

For instance, you may learn from a tenant that the building blows fuses easily in which case you probably want an electrician to see what's going on (old wiring not able to keep up with modern demands?)

Your PM for rent ability, an electrician, a plumber and a contractor too, or even a perspective tenant.

As far as splitting off the electricity, you will have to have an electrician involved.
