My husband and I have been in communication with a fellow investor located in Cleveland regarding a potential JV to purchase a small multifamily in the near future.

I hit the two percent rule on a rental I got in Cleveland last year.

I am looking to purchase a SFH in Cleveland, and hopefully a couple more within the coming year.

I do Cleveland and Memphis.

What a time it has been...just wanted to let everyone know im good ( for the ppl that care) lolSo in my last 12 months ive done almost 2 mil already and pipeline is steady flowing.I am happy to say I have now accepted a position as a closing agent at a NE Cleveland investment firm.Did it all as a solo agent and i just wanted to say first to everyone here thanks for your words of encouragement and advice....This real estate has changed my life in so many ways...I got my first rental and currently house hacking, my mindset is so unbelievably unmatched compared to fellow agents.Things are finally turning around ( prayer hand emoji)

Looking to put in an offer to purchase a unit in Cleveland.

If you rent to grad students that’s probably fine but if you do by the bedroom they will be hard on the units.I invest in Memphis and Cleveland.

I would purchase more rentals in the burbs of Cleveland, and earn on avg 13%  net  per year . 

Here are the stats from Cleveland Water and NEORSD (sewer):~$100 avg for 1.9-2.1 MCF water usage per month~$200 avg sewer costThe total of $300 per month is about 20% of the entire rent charged for the duplex which seems extremely high for just water and sewer (and frankly, way out of what I budged for when purchasing the property).I'm able to see daily breakdowns and each day seems to be about 400 gallons used a day for the duplex.
