So, if in the future your actions cause an HOA to take legal action you lender will likely be notified and call the note Due on Salewhen they find out about the title transfer.If you use the property for a rental, abide by the rental percentage allowed and don't let your tenant violate the CCRs, usually on parking and number of cars.I buy in HOAs using subject to and wraps and that is what I teach my students to do, allowing for the possibility of the lender being notified.

On the KS side, Overland Park and Olathe are premium areas, but harder to come by.

Seems to be a really smart place to park cash at 6% Cap rate, with depreciation tax benefits and projected equity increases in the 23-30% range in the next 3 years.

I live in Salt Lake City, Utah, and we have a STR ski condo in Park City. 

Rents on those units + additional off street parking bring in $7000/month.

We own a restaurant building in Downtown Phoenix, and my tenant is having a horrible time with indigence hanging out or parking there at night and leaving dirty diapers and other items.
