After obtaining 3 or so properties over the years, i would love to 1031 the properties for a bigger multi family that will cash flow. 

I also plan to either keep it and have the next owner rent from us or do a 1031 exchange, so time will tell!

I have purchased 3 properties through them during a 1031 exchange.

What I see is there are many people from abroad who just want to park money here vs their home country due to inflation or some other reason who are willing to take minimal returns in exchange for principal safety. 

I’ve thought of 1031 or airbnb the property.

Hey Edward, can I ask you a question about 1031 exchange, vesting title, etc...

If I sell it in 1031 exchange, can I then get another rental, rent it out for 2 year and then make it my primary residence i.e. homestead and that way avoid any depreciation recapture and capital gains?

I have been in the process of 1031'ing the C class properties in my portfolio and have been moving these over to STR.

And everyone will need to sell their house at some point like in my case, not 1031 exchange forever.

If I do eventually sell, I will 1031 it into a down payment on a small multifamily building somewhere outside D.C.Lessons learned?
